FINDING A PROPERTY

How to find a Property

At Parklane we have a range of ways of helping you to find rental properties. You can use our search facility on our web site to find suitable properties or you can call into one of our offices and search using our interactive touch screens.

In addition just contact us and we will make an appointment to meet you to discuss your requirements.

Once you have found suitable properties to view, we will arrange a viewing at a time to suit you including evenings and weekends.

Whatever proprieties you have chosen to view one of our letting team will meet you one of our offices and will chauffer you to the chosen properties in our distinctive Parklane cars.

Choosing a Property
When you have decided on a property you wish to rent you should consider the following:

  •  Is the property affordable?
  •  Is the rent to be paid monthly or quarterly?
  •  How long would you like to stay in the property? Most tenancies last for 12 months, but can be longer or shorter depending on your requirements
  •  When is the property available to move into?
  •  How many people will be living in the property? All occupants will need to be named on the tenancy agreement

What happens next?

Securing the Property - all tenancy agreements are subject to satisfactory references being received. There are a number of costs incurred at the beginning of a tenancy agreement. These include:

Administration fee - to cover the time and cost of drafting the tenancy agreement and reference checks, where it is required.

A deposit - will be required by Parklane. We hold this until the end of the tenancy to cover any damages to the property during the tenancy period. It is usually equivalent to 4-6 weeks rent

Rent - is always paid in advance. We expect the first rent payment to be paid (and the funds cleared) prior to moving into the property. During the tenancy it is expected that the rent will be paid to Parklane by standing order.
