The End of a Tenancy

Making good the property -in order to receive your full deposit after the end of your tenancy agreement the property should be left in the same condition as outlined in the inventory.
Here are a few pointers to help you make sure that the property is handed over in good condition.

  •  Make sure all the furniture and appliances are returned to the correct room. This helps check the inventory without errors and avoids a charge being made for items, which are lost because they are simply in another area of the property.
  •  Stain removal. A charge will be made for marks that are not deemed to be reasonable wear and tear. A detailed list of things to do will be sent to our tenants near the end of the tenancy:
  •  Check beds for stains or damage. Remove all covers and/or bedding from the mattress, even if it was provided.
  •  Make sure all kitchen appliances are cleaned and replaced (if they were packed away for the duration of the tenancy).

  •  
     
  • Tidy the garden. It is the tenants' responsibility to maintain any outside areas. If a gardener is required the tenant may be liable for the cost.
  • Replace any broken items such as cups, glasses and light bulbs.
  • It is usually recommended that a professional cleaner be used to make the property good.
    However, some tenants find it more economical to clean the property themselves. Here is a checklist to help cover all items:

    All rooms:

  • Carpets to be cleaned, not simply vacuumed.
  • Any wooden floors to be properly cleaned and polished if necessary.
  • Walls, sockets and light switches to be dusted and cleaned.
  •  Coving and ceiling to be swept for cobwebs.
  •  Furniture should be cleaned and polished. Any fabric covers should be washed.
  •  Curtains and pelmets to be professionally cleaned.
  •  Windows should be cleaned and polished on both sides.
  • Bathroom

  •  Baths, showers, toilets and washbasins should have any scale and watermarks removed.
  •  Mirrors and glass should be polished.
  •  Taps and plug holes should have any scale removed
  •  Extractor fans should have the filter cleaned.
  • Kitchen

  • Floors should be washed and polished.
  •  Cupboards should be cleaned inside and out.
  •  Ovens should be cleaned inside and out, including the hob and grill.
  •  Fridge and freezer should be cleaned and left switched off with the doors open.
  •  Dishwashers, washing machines and tumble dryers should be cleaned inside and out.

    Utilities

    The tenant is responsible for all utility services and bills until the last day of the tenancy. Make sure that meters are read at the end of the tenancy to allow final bills to be accurate, rather than estimated
