TENANTS RESPONSIBILITIES


General Maintenance
Any faults or damage should be reported to Parklane Maintenance Department as soon as possible to ensure that they are repaired as soon as possible. It may also be worthwhile informing the Maintenance

Team of any general concerns regarding the property. This can help to keep the property in good condition and prevent deterioration over a period of time.

We are bound by contract to gain the consent of the landlord prior to authorising any maintenance on the property.

General Rules
Our Maintenance Department must be allowed access to the property to fix any faults or damage. This will usually be required during normal business hours. Parklane will issue approved contractors with a set of keys to gain access to the property.


If there is an emergency during office hours tenants should contact Parklane directly. After office hours, there is an emergency number available via our Maintenance Hotline, which you will be given in your welcome pack.

It is necessary for Parklane to make routine visits to the property during the tenancy to ensure that the property is in good condition and is being maintained. This is normally between 1-3 times a year. You will be contacted in advance to arrange a suitable time during daylight hours.

Fair Wear & Tear
Tenants are expected to use the furniture, appliances and fittings provided in the property, all of which are prone to inevitable deterioration over time. It is important to make sure that you look after the property as excessive deterioration may mean that you will not receive their full deposit at the end of the tenancy.

Locks & Alarms
Tenants are not allowed to change the locks, or fit any additional locks to any door in the property, without consent from Parklane. We should also be informed if the alarm code is changed.

Insurance
Tenants are responsible for arranging content insurance cover for their own possessions. It may also be worth having cover for existing fixtures and appliances in the property, should they be damaged
