Search for Properties
You can search for properties on our web site using our search facility, or you can call into our offices in Chapel Allerton or Headingley and take advantage of our touch screens to find a property that meets your needs. Our team are always on hand to help you and keep you informed of the latest properties available for let, or can help you find the type of properties you are interested in.
Viewings
Once you have a shortlist of the properties you would like to view we will arrange viewings at a time that suits you. All our viewings are accompanied by one of our experienced letting agents and we will take you to the viewings in one of our distinctive courtesy cars from our offices. This makes effective use of your time and means that you can see more than one property within your timescales.
Letting the property
When you have selected the property you would like to rent we will process your application. We will work with you and let you know what you need to provide us with to let the property. This will usually involve taking up references and in the case of student accommodation verifying whom the guarantor on the property will be.
Once these details have been approved we will provide you with a copy of the tenancy agreemen for both you and the landlord to sign. It is important that you understand the terms outlined in this agreement for example, the notice required to vacate the property, the manner in which rent is to be paid and the penalties for any damage sustained etc.
Rent & Deposit
We will require any bonds or deposits to be paid before you can occupy the property and usually the first months rent. Any bonds or deposits will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory checkout report.
Inventory
An inventory of all the items in the property is undertaken which will be supplied to you prior to moving into the property. It is important that you agree that the items listed are included in the property as this ensures that on vacating the property it is clear if any items are missing or require repair.
Completion
Once we have received the rent, deposits or bonds and the tenancy agreement is signed you can come and pick up the keys and the property is yours.
