Valuation

Just let us know the types of propertie you have for let and we will arrange a suitable time to visit you at your property where we can undertake an inspection and give you a valuation of the rental income you can expect.
Approval
All the properties that we provide for letting purposes are thoroughly checked before we can take them on as a parklane rental. Therefore after we have valued your property and undertaken a detailed inspection we will be in touch as soon as possible to let you know if your property is suitable for let. If you are new to letting, or your property needs some work before we can rent it out, then we can help. We can give you honest advice regarding the work that is required to make your property fit for rent and provide details of the appropriate safety certificates and insurances required.
Safety Regulation
Before we can let your property it must be fit for purpose. As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. We can advise you on this and arrange the necessary inspections to ensure that your property meets any regulatory guidelines from smoke detectors to boiler maintenance.
Marketing
The way in which your property is processed prepared for letting and marketing purposes differs from agency to agency. At parklane we have a quick and simple process, which makes sure that your property, is marketed effectively and as soon as possible.
Once you have instructed us to let you property one of our photographers will arrange to visit your property at a time to suit you. They will take high quality digital photographs and work with you to ensure that the main features are reflected in the photographs. In addition they will produce floor plans and take notes on the particulars of the property.
When you have approved our description of the property and photographs, we will upload them onto the parklane web site and onto our office systems where they will be available for individuals looking for rental properties to view via our touch screens.
In addition to advertising in local property papers we ensure that we use the technology at our disposal to its full potential. We enter your property details onto our office systems and search our letters register. If your property matches the requirements of those looking for lets we will inform them as soon as possible that your property is on the market using a range of methods including SMS and email and of course, we'll call them as well.
Our aim is to give your property the maximum exposure required to make sure that it is let as soon as possible. It can take as little as 48 hours from valuation to your property being marketed and viewings being arranged.
Viewings
We will arrange all the viewings and escort all potential tenants to the property in our courtesy cars.
Tenants
Once we have found a suitable tenant we will contact you with all their details and references for your approval. Once you have approved their tenancy we will prepare the tenancy agreement; outlining the terms of the let, which needs to be signed by you and the individual letting the property.
Inventory
To ensure that all the items in you property remain in good condition and that they are still present when the let term is over we always undertake an inventory before the property is occupied. This ensures that on vacation of the property it is clear if any items are missing or require repair.
Rent and Deposit
We will obtain any rent, deposit or bonds before the property is occupied. We will hold the bond or deposit on your behalf and will reimburse it the end of the tenancy, subject to the details of the tenancy agreement and the findings of the inventory checkout report. This ensures you are compensated for any repairs that need to be undertaken or for the replacement of any missing items.
Completion
We arrange for the keys to be collected by the tenant and let them know who is providing the utilities to the property etc.
