It is the quality of decoration that will help you increase the level of achievable rent for your property. The more appealing the décor and furnishings, the more interest you are likely to achieve. Do not allow your personal taste to sway your judgment. The following tips should help:

  • Keep walls and flooring neutral – white and cream colours give the feeling of space and give the property a clean, fresh feel.
  • Paint finishes are the easiest to maintain, allowing you to touch up the necessary. Wallpaper is harder to maintain.
  • Make sure you have good quality carpets and curtains, especially if your property is unfurnished.
  • Kitchens should be modern and well equipped. If you are letting the property as furnished a large fridge freezer, microwave and washing machine are necessary.
  • Bathrooms should have a power shower and good quality fittings.

  • Most prospective tenants will expect bedrooms to have ample wardrobe space - consider fitted wardrobes as they make the best use of available space without looking too cluttered.
  • Lighting – all rooms and hallways should be bright and well lit.

CONSENTS FOR LETTINGS


Mortgaged Property
If you currently live in the property you are planning to let, you will need to inform your mortgage provider, as they need to provide you with written permission before you let the property. They may charge you for this and there may also be a change in their lending rate. In this case, you should seek advice from your financial advisor.
 

Leasehold Property
If your property is leasehold, the lease agreement should specify whether you would need to gain permission from the freeholder before you are able to sub-let to tenants.

Finding the Tenant
